Long-term contracts follow the Spanish LAU framework: five-year automatic renewals by default for individual tenants. Short-term agreements can be extended by mutual agreement, with a renewal proposal sent 60 days before the current term ends.
A security deposit is mandatory for all rental agreements and shall consist of the 1 month statutory fianza, to be deposited with the Institut Català del Sòl (INCASÒL) in accordance with applicable law, together with any additional security or guarantee that may be required by the landlord (common practice is between one and two months).
The total amount of the security deposit and any additional guarantees shall be determined on a case-by-case basis, taking into account the characteristics of the property, the landlord's requirements, and the tenant's financial profile. The applicable deposit amount, payment terms, and any related conditions shall be communicated during the booking process and shall be expressly set out in the corresponding lease agreement, which shall prevail in the event of any discrepancy.
